Moving into a brand-new home is exciting, but many buyers are surprised by how strong the “new house smell” is. It comes from everything that was installed at once: paint, flooring, cabinets, caulk, adhesives and the fine construction dust that settles everywhere. For most homes it fades steadily over the first weeks. Here’s how to speed it up, and which smells are worth asking your builder about.
Where the Smell Comes From
- Paint, primer and caulk on every wall and trim piece in the house
- New flooring: carpet, pad, vinyl plank and the adhesives under them. See new carpet smell.
- Cabinets, countertops and trim, including the finishes on them
- Construction dust left in vents, on ledges, inside cabinets and in the AC system
How to Clear It Faster
- Get a real post-construction cleaning. Builder “final cleans” often miss dust in vents, inside cabinets, on top of door frames and in window tracks. Dust holds smell and keeps getting blown around by the AC.
- Change the AC filter right after move-in, and again a few weeks later. Construction dust clogs new filters fast.
- Keep the AC running and the air moving. Use ceiling fans, and run bathroom and kitchen exhaust fans to pull air out. In Florida, keeping the house cool and dry helps smells fade instead of hanging in humid air.
- Open up the cabinets and closets for the first few days so they don’t trap the smell.
- Use an air purifier with an activated carbon filter in bedrooms, since carbon is what captures odors.
- Skip candles and plug-ins for now. They just add another smell on top.
Smells That Aren’t “New House Smell”
Bring these up with your builder during your warranty period, and get them in writing:
- Rotten eggs or gas: leave the house and call 911 or the gas company from outside.
- Burning or burning plastic: see burning smell in the house. The first time the heat runs, dust on the heat strips can smell burnt briefly. A smell that stays needs an HVAC tech or electrician.
- Sewer smell from a drain: a dry trap or a plumbing issue. Run water in every drain, then call a plumber if it continues.
- Musty or damp: new homes can have moisture problems too, from materials that got rained on during construction, a slab that’s still drying, a plumbing leak or an AC drain issue. See what a musty smell means and house smells musty after rain.
For a musty smell, we offer a free visual inspection with moisture readings and an infrared (thermal) camera to look for hidden moisture behind walls and under floors. Lab testing is separate if it’s needed. Florida licenses: Mold Assessor MRSA4035, Mold Remediator MRSR4158.
