Why Pet Odor Lingers in Florida Homes
Pet odor gets into carpet, upholstery, curtains, bedding, and the air that cycles through your AC. South Florida humidity makes it worse: moisture in the air brings old odors back to life, which is why a home can smell fine in the morning and “like dog” by the afternoon. Many people stop noticing it in their own home, but guests, buyers, and new tenants notice right away.
What You Can Try First
- Wash everything washable: Pet beds, blankets, throws, slipcovers, and curtains.
- Use an enzyme cleaner on accidents: Regular cleaners can lock urine odor in. Skip ammonia-based cleaners, which smell like urine to pets.
- Replace the AC filter: Pet hair and dander clog it fast and keep sending odor through the house.
- Keep the AC running: Lower humidity keeps old odors from coming back to life.
Step-by-step guides: removing pet odor room by room, dog smell in the house, dog and cat urine smell, cat spray, litter box smell, and pet odor in carpet.
An Honest Note About Pet Urine
If urine has soaked through carpet into the padding or subfloor, that material is the source, and it needs to be cleaned or replaced. No odor treatment can permanently fix a source that’s still there. We’ll tell you honestly if that’s the case. Once the source is handled, our treatment removes the lingering odor from the rest of the home.
Is the Whole-Home Treatment Right for Your Home?
It’s a good fit if:
- You’ve cleaned, the accident spots are handled, and the whole house still smells like pets.
- You moved into a home where the last owners or tenants had pets.
- You’re getting a home ready to list, or turning over a rental after a pet owner moved out.
It’s not the right first step if:
- Urine has soaked into padding or the subfloor and is still there. That has to be cleaned or replaced first.
- A pet is still having accidents in the same spots. New odor will build back up.
- The smell is musty, not pet. That usually means moisture or mold, so start with a free visual inspection with moisture readings and an infrared (thermal) camera.
- You need hallways, lobbies, common areas, or a whole building treated. People walk through them all day, so we don’t use the whole-home treatment there; call us and we’ll walk you through the options.
Our Whole-Home Pet Odor Treatment
- Treats the whole home at once: A dry gas reaches every room, closet, and corner, including your AC system and ducts.
- Breaks down odor instead of masking it: No perfumes or cover-up scents.
- No wet mess or residue: Nothing soaks your furniture, walls, or belongings.
- About 8 hours, one visit: Everyone, including your pets, must be out of the home during treatment. Plan a day at a friend’s, a boarding facility, or doggy daycare.
- Flat price: $997 including one AC system and an attached garage. Each additional AC unit is $550.
- Odor only: It removes odor. It doesn’t replace soaked padding or flooring, which is why that comes first.
Booking in 3 Steps
- Book online or call. Book and pay online ($997) or call 877-224-2532. We’ll confirm how many AC systems you have and pick a day that works for you.
- Get the home ready. Wash pet bedding, vacuum, and plan for everyone, pets included, to be out for about 8 hours. We’ll go over anything else when we confirm.
- Treatment day. Our technician treats every room, closet, and your AC system, then lets you know when it’s ready for you and your pets to come back.
Apartments and Condos
A single apartment or condo unit is treated and priced just like a house: $997, including one AC system, and $550 for each additional AC unit. Hallways, lobbies, and other common areas need a different type of treatment, so call us for those.

Pet Odor Removal FAQ
When can my pets come back home?
When our technician tells you the home is ready. Pets, like people, must stay out during the roughly 8-hour treatment. We’ll give you the timing up front so you can plan their day.
Will the smell come back?
The treatment removes the odor that’s there. If pets keep having accidents in the same spot, or soaked padding is left in place, new odor can build up over time. We’ll point out any source areas we notice.
Is the garage included?
Yes. An attached garage is included in the $997 at no extra cost.
Do I need to clean before you come?
Washing pet bedding and vacuuming beforehand helps get the best result. We’ll go over the prep with you when we confirm your appointment.
How soon can you come out?
We answer 24/7. When you call, we’ll tell you honestly when a technician can be there based on that day’s schedule.
What areas do you serve?
