Where We Look First

A musty smell almost always means moisture is somewhere it shouldn’t be. In South Florida homes, these are the sources we find most often:

  • The AC system: A clogged condensate line, rusty drain pan, or sweating ductwork is the number one cause we see. If the smell gets stronger when the AC turns on, start here. See why your AC smells musty and AC leaking water inside the house.
  • Hidden plumbing leaks: Slow leaks under sinks, behind dishwashers and washing machines, inside walls, or under the slab. See signs of a slab leak.
  • Roof and window leaks: Rain getting into ceilings and wall cavities, often after storms.
  • Closets and bathrooms: Areas with poor airflow or weak exhaust fans.
  • Homes left closed up: Seasonal homes and rentals with the AC off or set too high. See our seasonal home checklist.
  • After water damage: Flooring, drywall, or furniture that got wet and wasn’t dried properly.

Step One: A Free Visual Inspection With an Infrared Camera

We start with a free visual inspection with moisture readings and an infrared (thermal) camera. The infrared camera shows temperature differences that point to hidden water behind walls, in ceilings, and around the AC, so we can find the problem without tearing into walls blindly. FL Cleanup is a Florida-licensed mold assessor (MRSA4035) and mold remediator (MRSR4158), IICRC certified, and family-owned since 2016. We’ll tell you honestly whether you have a mold problem or just an odor problem. Lab mold testing is available separately if you need documented results, and we’ll tell you the cost first.

Mold removal by city: Kendall, Coral Gables, Fort Lauderdale, Boca Raton, West Palm Beach, all service areas.

Step Two: Fix the Moisture or Mold

The leak gets repaired or the AC drain gets cleared, wet materials get dried, and any mold is removed by a licensed remediator. Without this step, the smell comes back. Until then, keep the AC running and keep windows closed; aim for indoor humidity below about 60%.

Step Three: Whole-Home Odor Removal – $997

When the source is fixed but the musty smell won’t leave, our whole-home treatment goes after the odor everywhere air can reach: every room, closet, and your AC system. It breaks down odor instead of covering it, leaves no wet residue, and takes about 8 hours. Everyone, including pets, needs to be out of the home during treatment. $997 includes one AC system and an attached garage; each additional AC system is $550.

Important: this is an odor treatment. It does not remove mold. If there’s active mold, we fix that first, then treat the odor.

Musty Smell Removal FAQ

Is a musty smell always mold?

Not always, but it’s the most common cause. It can also be trapped moisture in carpet or fabrics, or old odors absorbed into the home. An inspection tells you which.

Do I need the odor treatment, or just a repair?

Sometimes fixing the leak or cleaning the AC is enough, and the smell fades on its own. If it’s still there after the source is fixed, that’s when the treatment makes sense. We’ll tell you honestly which one you need.

How soon can you come out?

We answer 24/7. When you call, we’ll tell you honestly when a technician can be there based on that day’s schedule.

What areas do you serve?

All of Miami-Dade, Broward, and Palm Beach counties. Call 877-224-2532 for a free visual inspection.
