House Still Smells After a Water Leak Was Fixed? Here’s Why (and What to Do)

The pipe, water heater, AC drain or roof leak is fixed, but days later the house still smells musty, sour or like wet cardboard. That smell is a signal. Fixing a leak stops new water, but it doesn’t dry out what already got wet.

Why the Smell Stays After the Repair

  • Materials are still wet. Drywall, insulation, baseboards, cabinet bottoms, carpet pad and wood subfloors soak up water and can stay wet inside long after the surface feels dry.
  • Mold may have started. The EPA recommends drying wet materials within 24 to 48 hours to help prevent mold growth. In Florida’s heat and humidity, a slow leak that ran for weeks often means mold is already growing behind the wall or under the floor.
  • The smell soaked in. Even after things dry, odor can stay in carpet, furniture and the AC system.

Where to Look

  • Under sinks and inside lower cabinets. Swollen or soft cabinet floors hold water. See mold under the kitchen sink.
  • Baseboards and the bottom of walls. Look for swelling, peeling paint or stains.
  • Carpet edges. Wet pad under dry-looking carpet is one of the most common sources. See how to get a smell out of carpet.
  • Ceilings below the leak and the attic above it, after a roof or AC leak.
  • Floors near the water heater, washer or AC closet.

What to Do

  1. Keep the AC running and keep windows closed to pull humidity down. A dehumidifier helps in the affected room.
  2. Take photos of any stains, swelling and the repair, and keep the plumber’s or roofer’s invoice. If you plan to file an insurance claim, call your insurer early.
  3. Get the moisture measured. You can’t tell if a wall is dry by touching it. We offer a free visual inspection with moisture readings and an infrared (thermal) camera to show where water is still hiding. Lab testing is separate if it’s needed.
  4. Dry or remove what’s wet. Some materials can be dried in place with professional drying equipment. Others, like soaked insulation or carpet pad, usually have to come out.
  5. Handle any mold the right way. FL Cleanup is IICRC certified and licensed in Florida: Mold Assessor MRSA4035, Mold Remediator MRSR4158.
