Buying a home or condo in Miami is a big investment, and mold is one of the most common surprises South Florida buyers run into after closing. Fresh paint and a new air freshener can hide a lot. Here’s what a regular home inspection covers, where it falls short, and when it’s worth adding a mold inspection before you sign.
A Home Inspection Isn’t a Mold Inspection
A general home inspector checks the roof, plumbing, electrical, AC and structure. They may note a water stain or visible mold, but most aren’t doing a moisture-focused search behind walls, under cabinets or inside the AC closet. A mold inspection goes deeper on one question: is there hidden moisture or mold in this property?
Red Flags to Watch for on a Showing
- A musty smell, or heavy air fresheners and candles running during the showing
- Fresh paint on just one ceiling patch or one wall
- Stains, bubbling or soft spots on ceilings and drywall
- Swollen baseboards or warped cabinet bottoms under sinks
- Rust or water around the AC air handler or water heater
- Condensation or black spots around windows and sliding doors

Homes That Deserve a Closer Look
- Homes that sat empty: estates, foreclosures and seasonal homes often sat with the AC off or set too high
- Condos: a leak from the unit above or a shared wall can show up as mold in yours
- Homes with past water damage or storm damage: ask the seller what was repaired and who did it
- Flips: quick cosmetic renovations can cover old problems rather than fix them
What a Pre-Purchase Mold Inspection Checks
- Moisture readings on walls, ceilings, floors and cabinets
- An infrared (thermal) camera scan for hidden damp areas
- The AC closet, air handler and drain line
- Bathrooms, kitchen sink cabinets, laundry area and water heater
- Windows, sliding doors and exterior walls that take wind-driven rain
If something looks off, a licensed mold assessor can take samples for lab testing so you have documentation. See mold inspection vs. mold testing to understand the difference.
Timing: Do It During Your Inspection Period
Most Florida purchase contracts give you a set inspection period. Schedule mold checks inside that window so you still have options. If a problem turns up, talk to your realtor and attorney about your choices, which may include asking for repairs, a credit, a price change or walking away, depending on your contract.
If You Find Mold, Get a Real Scope
A vague “there’s some mold” doesn’t help you negotiate. Ask for the affected areas, the moisture source and what remediation would involve. Our guide on what drives mold remediation cost in Miami explains what changes the price.
