“How much is mold removal going to cost?” is the first question almost every Miami homeowner asks us. The honest answer is that it depends on a few specific things. Here’s what drives the price, so you know what to expect and can spot a quote that doesn’t add up.
The 6 Things That Drive Mold Remediation Cost
- How big the affected area is. A small closet or one bathroom wall is a very different job from mold spread across several rooms.
- Where the mold is. Mold on an open wall is easier to reach than mold inside a wall cavity, an attic, under flooring, or inside the AC system.
- What has to be removed. Drywall, baseboards, insulation, cabinets, and flooring all add labor and disposal.
- Containment needs. Bigger jobs need more barriers, negative air machines, and HEPA filtration to keep spores from spreading.
- The moisture source. A clogged AC drain line is a simple fix. A slab leak or roof problem adds cost, though some of that may be a plumber’s or roofer’s work.
- Rebuild. Putting walls, cabinets, and flooring back together is often a separate line from the remediation itself.
Florida’s Licensing Rule
In Florida, mold remediation of more than 10 square feet must be done by a state-licensed mold remediator. A very low quote from an unlicensed company can cost you more later if the job isn’t done right or the moisture source isn’t fixed.
Will Insurance Help?
Sometimes. Many Florida policies cover mold that results from a sudden, covered water loss, often with a coverage limit. Mold from long-term leaks or humidity is often excluded. Read more in Does Homeowners Insurance Cover Mold in Florida?
Red Flags in a Mold Quote
- No mention of containment or HEPA filtration
- No plan for finding and fixing the moisture source
- Promises to “kill” mold with a spray or fog instead of removing it
- No Florida mold remediator license number
