Every fall, snowbirds and seasonal owners open the door to their Florida home and get hit with the same thing: a stale, musty smell. A home that sat closed up through a South Florida summer has been dealing with heat, humidity and storms the whole time you were gone. Sometimes the smell is just stale air. Sometimes it’s a sign that moisture got in somewhere.
Why a Closed-Up Florida Home Smells Musty
- The AC was off or set too high. Without the AC pulling moisture out of the air, humidity builds up inside and soaks into fabrics, closets and furniture.
- A leak no one saw. A roof leak during a summer storm, an AC drain line that backed up, or a slow plumbing leak can go unnoticed for months.
- Dry drain traps. Sinks, showers and floor drains that aren’t used can dry out and let sewer gas into the home.
- Closed closets and cabinets. Still air in closed spaces holds onto moisture and odor.
What to Do When You Walk In
- Run the AC. In Florida, the AC is your best tool for pulling moisture out of the house. Change the filter first.
- Run water in every drain for a minute to refill the traps.
- Walk the home and look closely. Check ceilings for stains, look under sinks, around the water heater, near the AC closet and along baseboards. Look for warped floors, bubbling paint, or spots on walls and furniture.
- Wash or air out fabrics like bedding, towels and curtains that sat through the summer.
If the smell is mostly gone after a few days of the AC running, it was probably just stale air. If it stays, or it’s strongest in one room, take that seriously. A smell that won’t leave usually has a source. Read more in our guide to what a musty smell means in a Florida home.
When to Get It Checked
If you find stains, soft spots, visible growth, or a smell that’s getting stronger, don’t cover it up. We offer a free visual inspection with moisture readings and an infrared (thermal) camera, which helps us spot hidden moisture behind walls and ceilings without tearing anything open. Lab testing is separate if it’s needed. Our Florida licenses are Mold Assessor MRSA4035 and Mold Remediator MRSR4158.
Once the Home Is Dry: Clearing the Smell
If there’s no active moisture problem, or it’s been fixed and dried, but the home still smells stale, our whole-home odor removal treatment treats the air throughout the entire home, including one AC system. You’ll be out for about 8 hours. It’s an odor treatment only. It doesn’t fix a leak or remove mold, so any source has to be handled first.
Before You Leave Next Season
- Leave the AC running instead of turning it off. Ask your AC company what setting they recommend for your system while the home is empty.
- Have the AC drain line cleaned before you go.
- Shut off the main water valve if you can.
- Leave closet and interior doors open so air can move.
- Have someone check on the home after big storms.
