It’s tempting: a few black spots on the wall, a can of primer in the garage, and the problem disappears in an afternoon. But painting over mold only hides it. The mold keeps growing underneath, and the stain usually comes back through the paint, often bigger than before.
Why Painting Over Mold Doesn’t Work
- Paint seals the surface but doesn’t remove mold growing in drywall paper, wood or grout
- The moisture causing the mold is still there
- Paint applied over mold often peels, bubbles or stains through
- It can hide a growing problem until it’s a much bigger and more expensive job
Does Kilz Kill Mold?
Kilz and other brands make mold- and mildew-resistant primers and paints. These are designed to help the paint film resist new mold and mildew growth after the surface has been cleaned. They aren’t meant to fix existing mold growth, and manufacturers generally direct you to remove mold and let the surface dry before you prime. Always follow the label on the product you’re using.
Stain-blocking primers are great for covering a water stain after the leak is fixed and the area is dry and clean. They’re not a mold treatment.
The Right Order
- Find and fix the moisture source. Leak, condensation, window, AC line or humidity.
- Clean surface mold off hard, sealed surfaces, or remove moldy drywall and other porous materials.
- Dry everything completely. Moisture readings tell you when it’s actually dry, not just dry to the touch.
- Prime with a stain-blocking or mold-resistant primer.
- Paint. In bathrooms and laundry rooms, a mildew-resistant paint is a good choice.

Selling a Home? Don’t Paint and Hide
Fresh paint on one patch of ceiling is one of the first things buyers and inspectors notice. In Florida, sellers generally have to disclose known issues that materially affect a home’s value, so covering up mold can create real problems at closing or after. Talk to your realtor or attorney about disclosure, and fix the problem properly. Buyers can read why a mold inspection before closing matters.
