Water Heater Leaking? What to Do Right Now

A leaking water heater can be a slow drip or a tank that lets go all at once. Either way, acting fast keeps a plumbing problem from becoming a flooring, drywall, and mold problem. Here’s what to do.

Step 1: Make It Safe

  1. Turn off the power or gas. For an electric heater, flip its breaker off. For gas, turn the gas valve or control knob to “off” or “pilot.” Don’t touch anything electrical while standing in water.
  2. Shut off the cold water supply at the valve on the pipe going into the top of the heater. If you can’t reach it, shut off the main water valve to the house.
  3. Keep people and pets away from hot water and wet floors.

Step 2: Figure Out Where It’s Leaking

  • Top of the tank: often a loose fitting or supply line. Sometimes a simple plumber’s fix.
  • Relief valve or its pipe: the valve may be doing its job (too much pressure or heat) or may be failing. Have a plumber check it.
  • Bottom of the tank: usually means the tank itself is corroded and needs to be replaced.

Step 3: Document and Call

Take photos and video of the heater, the water, and any damaged floors, walls, or cabinets. Call a licensed plumber for the heater and a restoration company for the water damage. If the leak is sudden, it may be covered by your homeowners insurance. Report it promptly.

Why the Water Damage Is the Bigger Risk

Water heaters often sit in garages, closets, or utility rooms next to drywall, baseboards, and cabinets. Water wicks up walls and travels under flooring into nearby rooms. In South Florida humidity, mold can start on wet materials within 24 to 48 hours. A new water heater costs a known amount. Hidden water damage gets more expensive every day it’s ignored.

Signs Your Water Heater Is Close to Failing

  • It’s more than 8 to 12 years old
  • Rust on the tank or rusty-colored hot water
  • Popping or rumbling sounds
  • Moisture or small puddles around the base

A drain pan with a drain line, or a water leak sensor with automatic shut-off, can limit the damage when a tank finally fails. Ask your plumber.
