Restoration for Condo Associations & HOAs in South Florida

Water damage, mold, and storm response for high-rises, mid-rises, and HOA communities, with documentation boards and adjusters can rely on.

In a condo building, one failed supply line, riser, or AC drain pan can send water through several units and floors. Then come the hard questions: where did it start, whose responsibility is it, and how fast can residents get back to normal? We handle the drying and remediation and document the source and spread clearly, so the board, managers, owners, and adjusters have the facts.

What We Do for Associations

  • Multi-unit water losses: extraction and drying across stacked units, hallways, and common areas.
  • Source documentation: moisture mapping, photos, and reports showing where water started and traveled.
  • Licensed mold remediation in units and common areas (MRSR4158).
  • Storm and flood response for ground floors, garages, and lobbies.
  • Resident communication: scheduling access and keeping owners informed.
  • Odor removal after losses or between owners: commercial odor treatment.
  • Disinfecting for lobbies, clubhouses, gyms, and other common areas (see below).

Disinfecting Common Areas

After water or mold work, or whenever the board wants it, we can disinfect lobbies, elevators, mailrooms, clubhouses, gyms, and laundry rooms with an antimicrobial wipe-down of high-touch surfaces like door handles, elevator buttons, railings, and restrooms. Hallways, lobbies, and other common areas don’t get the same whole-home air treatment we use inside a single home or unit. People pass through them all day, so they need a different type of treatment. Call us and we’ll walk you through the options and schedule around your residents. Does your association require a specific product, including green-certified options? Tell us and we can use it. Learn more about our disinfecting service.

Large-Loss Capacity

We carry a large equipment inventory and have handled 40+ unit flood and mold projects. See the case study. Credentials: IICRC certified, Florida-licensed mold assessor (MRSA4035) and remediator (MRSR4158), $1 million general liability, enrolled with Miami-Dade County for large losses.
