Short answer: sometimes. Whether your Florida homeowners or condo policy pays for mold usually comes down to one question: what caused it? Here’s how it typically works, and how to protect your claim. (This is general information, not legal or insurance advice. Your policy wording is what counts.)
When Mold Is Often Covered
Many policies cover mold that results from a sudden and accidental water loss that’s covered by the policy, such as a burst pipe, a supply line that breaks, or a water heater that fails, as long as it’s reported promptly.
When Mold Is Often Not Covered
- Long-term, slow leaks that went on for weeks or months
- High humidity or poor ventilation
- Maintenance issues, like a neglected AC drain line or an old roof
- Outside flood water, which usually requires separate flood insurance
Watch for Mold Limits
Many Florida policies cap mold coverage at a set dollar amount, even when the water loss itself is covered. Check your declarations page or ask your agent what your mold limit is before you need it.
How to Protect Your Claim
- Stop the water and take photos and video right away.
- Report the loss promptly. Delays can hurt a claim.
- Start drying fast. Policies generally expect you to prevent further damage, and quick drying is the best way to stop mold before it starts.
- Get documentation: moisture readings, photos, and a written report showing the source and the damage.
Condo Owners: Who Pays?
If water came from another unit or a common pipe, responsibility can fall on the neighbor, the association, or your own policy, depending on your condo documents. See Condo Leak From Upstairs in Florida: Who Pays?
