Why Does My AC Smell Musty? Causes and Fixes for Florida Homes
If your house smells musty when the AC kicks on, the AC system is the first place to look. Here’s what causes it and how to fix it. Hablamos español.
Common Causes
- Clogged condensate drain line: Your AC pulls water out of the air. If the drain line clogs, water backs up into the pan and closet. This is the most common cause we see in Florida.
- Dirty or rusted drain pan: Standing water in the pan grows mildew.
- Dirty coil or filter: Dust plus moisture on the coil creates a musty smell that blows into every room.
- Sweating ducts: Poorly insulated ducts in the attic collect condensation.
- Wet AC closet: A leak that soaked the closet floor or wall behind the air handler, sometimes with mold growing out of sight.
- Oversized system or AC set too high: Short cycles don’t remove enough humidity.
What to Do, Step by Step
- Change the filter today.
- Look in the AC closet: water in the pan, stains on the floor or wall, rust, or dark spots.
- Have an AC technician clear the drain line and clean the coil and pan.
- If the closet or wall got wet, get a mold inspection. Wet drywall around an air handler is one of the most common hidden mold spots in South Florida.
- If the smell stays after everything is fixed, it’s trapped in the ducts and the house. That’s when a whole-home odor treatment makes sense.
How FL Cleanup Helps
Free visual inspection: We’re a Florida-licensed mold assessor (MRSA4035) and remediator (MRSR4158). We check the AC closet, walls, and ceilings with moisture meters and an infrared (thermal) camera and tell you honestly whether it’s mold or just odor. Lab testing is separate, and we’ll tell you the cost first.
Whole-home odor treatment, $997: Once the source is fixed, our odor treatment runs through your AC system and ducts and every room in one visit, with no wet residue. One AC system included; $550 per additional unit. It’s an odor treatment and doesn’t remove mold.
FAQ
Is a musty AC smell dangerous?
The smell itself is a sign of moisture and often mildew or mold somewhere in the system or closet. It’s worth finding the source. If you have health concerns, talk to your doctor.
Will duct cleaning fix it?
Sometimes it helps, but if the drain line, pan, or a wet closet is the source, the smell comes back. Fix the moisture first.
Why does my AC smell like something is burning?
A faint, dusty burning smell the first time you switch a heat pump to heat or emergency heat is usually dust burning off the heat strips, and it should fade within about an hour. A burning plastic or electrical smell is different. Turn the system off at the thermostat, shut off the AC breaker, and call an HVAC technician or licensed electrician before you run it again. If you see smoke or flames, get everyone out and call 911.
FL Cleanup is not an HVAC company, so the repair comes first from an AC technician or electrician. If a burnt smell is still hanging around the house after the problem is fixed, that’s when our whole-home odor treatment can help. More on this: Burning smell in the house: what to check first.
