Odor Removal Before Selling Your Home in South Florida
For sellers and realtors: get smoke, pet, and stale odors out before photos and showings. One visit treats the whole home and its AC system for $997. Hablamos español.
Buyers decide how they feel about a home in the first few seconds, and smell is part of that. A smoke, pet, or musty odor makes buyers wonder what else is wrong, and it shows up in lower offers and showing feedback like “it smelled.” Sellers often stop noticing odors in their own home, but buyers and their agents notice right away.

Why Paint and Air Fresheners Don’t Fix It
Odors live in carpet, closets, furniture, cabinets, and the AC ducts that blow air into every room. Fresh paint and plug-ins cover the smell for a few days, but it comes back when the house warms up or the AC runs, often right before a showing. Some buyers also see heavy fragrance as a red flag: here’s what a strong air freshener smell can be hiding.
Is the $997 Treatment Right for Your Listing?
Usually a good fit:
- Cigarette, cigar, or weed smoke left by a past owner or tenant, once the smoking has stopped.
- Pet odor after the urine spots are cleaned or the soaked carpet and pad are replaced.
- A stale, closed-up smell in a vacant home or an estate sale.
- Cooking or other lingering odors that cleaning alone didn’t clear.
Not a fit yet:
- Someone is still smoking inside. New smoke brings new odor, so book the treatment after it stops.
- A musty smell. That usually means moisture or mold, so start with a free visual inspection (see below).
- Soot from a fire that hasn’t been cleaned yet. The soot cleanup comes first.
- Building hallways, lobbies, and common areas. People walk through them all day, so we don’t use the whole-home treatment there; a building or its common areas need a different type of treatment. Call us and we’ll walk you through the options.
Booking in 3 Steps (Before Listing Photos)
- Remove the source first: ashtrays, pet bedding, and anything soaked. Clean or replace urine-soaked carpet and pad, and fix any leaks.
- Book and pay online or call: book the $997 treatment online or call 877-224-2532. We answer 24/7; when you call, we’ll tell you honestly when a technician can be there based on that day’s schedule. Plan it before your listing photos.
- Treatment day: one visit, about 8 hours, with everyone and pets out of the home. The whole home and one AC system are treated, with no masking fragrance. Then list.
What the $997 Covers
- The whole home plus one AC system: $997.
- Each additional AC unit: $550.
- An attached garage is included at no extra cost.
- It treats odor only. It does not remove mold or fix a leak, so the source gets fixed first.
Selling a Condo or Apartment
A single condo or apartment unit is treated and priced like a house: $997 including one AC system, and $550 for each additional AC unit. Check your building’s rules for contractor access before you book. Hallways, lobbies, and other common areas need a different type of treatment, so call us for those.
If There’s a Musty Smell, Check for Mold First
The odor treatment does not remove mold. If a buyer’s inspector is likely to find moisture or mold, it’s better to know before you list. We’re a Florida-licensed mold assessor (MRSA4035) and remediator (MRSR4158) and offer a free visual inspection with moisture readings and an infrared (thermal) camera. Lab testing is separate. If water damage or mold turns up, ask your agent or a real estate attorney what you need to disclose to buyers.

FAQ for Sellers and Realtors
The home is vacant. Do I need to be there?
No. We coordinate access through a lockbox or the listing agent and send updates.
How much does it cost?
$997 for the whole home, including one AC system and an attached garage. Each additional AC unit is $550. Realtors with multiple listings can call to discuss scheduling. For how pricing compares across the industry, see odor removal cost and who to call.
How soon can you get there?
We answer 24/7. When you call, we’ll tell you honestly when a technician can be there based on that day’s schedule, so you can plan around your photo and listing dates.
Will the smell come back?
That depends on the source. If the smoking has stopped, soaked materials are gone, and leaks are fixed, there’s nothing left creating new odor. If someone smokes inside again or a pet keeps having accidents, new odor will build up.
Where do you serve?
All of Miami-Dade, Broward, and Palm Beach, plus scheduled appointments in Port St. Lucie and the Treasure Coast.
